Social Media Day

Today is Social Media Day – Here are some ideas and tips on how to enjoy the holiday!

 

1. Update your profiles. Take a quick look at your active profiles to make sure your information is up-to-date and accurate and best describes who you are today. Go ahead and freshen up your profile pic as well!

2. Beef up your Facebook Business Page. We know, we know. It is easier to use your personal page for business because that is where all your friends are. But maybe your friends want to know more about you than your listings...? Spend some time focusing on using your business page for business! 
Here are some tips to get you started.

3. Friend or Follow a REALTOR. Whether you like their page or follow them on Twitter, connecting with other REALTORS is never a bad thing.  Collaborate, share ideas and maybe even referrals.

4. Find a new blog and subscribe to it. A great blog can make your day. What is one new thing you want to learn about? There is a blog about it, guaranteed. Find it and enjoy it. 

5. Get organized! Social media is much easier and more enjoyable to manage when you have some structure. Create a simple calendar to keep you organized or set up an account on a social media management tool like 
Hootsuite or Buffer

6. Clean up those apps. We all know we use the apps on our Home screen the most. So strategically move those suckers around. Want to be more active on LinkedIn? Make sure your LinkedIn app is on your Home screen. Or create a folder for all of your social media apps. Most importantly, be sure to delete all those apps you aren’t using.

7. Set up a new account. Feel stagnant? Always wanted to know about Instagram or Pinterest? Set up a personal account and see what it is all about. What do you have to lose? If you like it, strategize a way to use it to market your business too.

8. Tweet using the official hashtag #SMDay. Intimidated to send a tweet? 
Here are some formulas to get you started on Twitter.   

9. Teach someone a social media trick. Are you a social media pro? Chances are you know someone still struggling to “get it.” Share your tricks in honor of Social Media Day. (Leave a comment and share your trick with us as well!)

10. Take a selfie! Selfies are popular for a reason.  According to 
this whitepaper, “In the age of the selfie, people want something that speaks to them personally. Images that come off as constructed, airbrushed, or posed no longer resonate. People want the unpredictable, but familiar at the same time. They want real, candid moments from everyday life.” Share a selfie and "connect" with your clients on a different level.

Utility usage history for rental units is now available on city s website

Utility usage history for rental units is now available on citys website

 

COLUMBIA, MO (June 30, 2014) - Renters looking for an energy-efficient rental property now have an additional resource on the City of Columbia website. A section has been added that allows residents to search electric and water usage history for rental units. Users can search by clicking a point on a city map that indicates the location of rental properties or can search by address.

 

On April 21, City Council established a utility and data policy requiring the city to provide on the website utility information for all residential rental properties, including electric and water utility cost and usage, and an indication of the heat source (electric or gas) being used, if known. The address location of the utility services is provided, but does not include customer names or contact information.

 

This new feature not only provides customers in rental properties easy access to their energy usage data, but also helps prospective tenants consider the full cost of housing when making rental decisions. The data can be downloaded in a Microsoft Excel file for easy export to other applications. In the future, the hope is that access to this information will inspire the creation of innovative consumer applications from entrepreneurs, businesses and students.

 

Users should be aware that utility data can vary significantly based upon individual behaviors and choices. Therefore, if looking at a specific unit in an apartment complex, it is advisable to research the utility data for other similar units in the complex. The site also includes tips on how to find an energy-efficient rental and how to be more energy efficient once renters move in.

Commission Checks and Closings

 

To All Agents:

 

We do our best and work our hardest to process your checks in a timely manner.  We know how important this is to you.  However we need your help on a few items:

 

1)      The cover sheet needs to be complete.  The information we ask for is needed for our system to print out checks, record your sales, prepare 1099s, track volume and help keep our accounting records.  If we do not have this at the time of contact, it will delay our process. 

2)      Complete Files.  Probably no explaining needed.  All of you do a great job and usually if it is not complete, it is because of a buyer or seller delay, but we all know that it is much harder to get it once closing day has come and gone. 

3)      A little patience. There are certain times of the month and certain times of the year when we will be longer in processing the files.  I think you will agree our staff is wonderful and extremely diligent in working to service your files and commission checks.  However, there are months and days when things just take longer.  Please give our staff a smile and your patience when things may take longer than they did the last time.  Be assured we know you are waiting on the money.  J 

 

We appreciate all you do and how you are wonderful professional agents. When everyone helps out, it helps everyone.  You will see notices in the closing department coming from Erica and Christy who both join us for the summer to help keep us moving at the pace of the market.  We are committed to service, as we know you are.  Thanks for your help!
