Hail Damage - Storm 9.7.12

During the storms yesterday, there was severe hail in some areas of town. Many things happen with hail damage: 1. We have had one report where we have a property listed and someone has shown up at the saying RE/MAX sent them to fix the roof and they wanted to start immediately. THIS IS FRAUD. We have not sent anyone out to look at any listings or houses about hail damage. 2. If you have a listing with hail damage or what they think may be hail damage, they should call their insurance company to have the roof evaluated. When it goes under contract and the inspection happens and if they find damage, it may be too late to fix and it may delay closing. 3. If you have a property under contract where the hail hit, have it evaluated immediately and determine if there is damage. If there is damage it needs to be reported to the buyer and we have forms available to report and respond to a damaged property. 4. If you have a buyer purchasing a listing, you should call the listing agent and determine if there was hail damage to the property. 5. If insurance funds are taken by the seller of the property and they do not get the roof fixed, it can be fraud. When they go to sell it, the damage will be found and the roof will have to be fixed to keep it insurable so no one wins in the end. If you have questions, please see me, Kenney or Bill and we can help you through the transactions. Thanks!

Tax Tips

We certainly get asked a lot of questions about tax consequences of buying and selling property. The IRS has some good resources to pass along. Make sure that you help, but don't advise. Any tax information should be provided by a professional. Ipad and PDF's

Today at Salesmeeting there was a questions about filling out a PDF on an Ipad. I have done some research and I have found a solution if you want to try and do everything from your Ipad. I have tried the free route and have discovered some options. First, if your goal is to use your ipad instead of a computer for inputting transactions, then you are trying to accomplish two different tasks. 1) Fill out the Closing Workseet, 2) Save the filled out form for email. So let's start with the first step filling out the form - you can do this with the Adobe Reader app that is free and easy to use. You can fill out the adobe fillable forms using this applications, however you cannot print or save the data 2) The second piece of this puzzle is that you might want to save it as a pfd. If you purchase a free or mid-level app, you run into a problem of having to do too much in the apps. You have to open it in Adobe and print in a another app and that is a problem. This does not work. The solution I found is to purchase an app called PDF Reader Pro. This app openes the document rand ecognizes that it is a fillable form and you can do eveything that you need to. Open the document, fill it out, email it with the data flattened in it and that will go right in into the paperless system. Good Luck and please remember go call if you have any quetions.
