Hail Damage - Storm 9.7.12

During the storms yesterday, there was severe hail in some areas of town. Many things happen with hail damage: 1. We have had one report where we have a property listed and someone has shown up at the saying RE/MAX sent them to fix the roof and they wanted to start immediately. THIS IS FRAUD. We have not sent anyone out to look at any listings or houses about hail damage. 2. If you have a listing with hail damage or what they think may be hail damage, they should call their insurance company to have the roof evaluated. When it goes under contract and the inspection happens and if they find damage, it may be too late to fix and it may delay closing. 3. If you have a property under contract where the hail hit, have it evaluated immediately and determine if there is damage. If there is damage it needs to be reported to the buyer and we have forms available to report and respond to a damaged property. 4. If you have a buyer purchasing a listing, you should call the listing agent and determine if there was hail damage to the property. 5. If insurance funds are taken by the seller of the property and they do not get the roof fixed, it can be fraud. When they go to sell it, the damage will be found and the roof will have to be fixed to keep it insurable so no one wins in the end.
